Paddocks/Grazing

There are five main paddocks and grazing fields ranging from 8 acres to 0.6 acres. These are long established permanent pasture fields. Each has post & wire or post, wire and rail fencing along with its own water supply and trough.

Woodland

Approximately 3.5 acres of woodland lie at the bottom of the grounds with a small stream running through. Made up of a variety of native woodland trees ranging from majestic mature oaks to poplar, ash and alder it is ideal wildlife habitat. With pathways cut through it is easily accessible when walking the dogs.

Lake

A man-made lake of roughly 0.6 acres, this body of water holds many fish and features three fishing stages, a floating island and many water plants. Surrounded by trees, amenity grassland and the log cabin it makes an ideal summer retreat. The lake is fed by an on-site borehole when needed and has an aerator for use in hot weather.

Wildflower meadow

An area of 1.2 acres is left to wild flowers. In the spring it is a carpet of bluebells, replaced later in the year by other flowers and brackens.

Gardens

The house is surrounded by gravelled and terraced areas with shrub borders, designed very much for ease of maintenance and perfect for sitting outside on summer evenings. Surrounding paddock areas leave plenty for the keen horticulturalist to extend the gardens. A large vegetable plot lies to the north of the property.

Access

The main gates lead through to both the parking area with parking for 6+ cars and down to the stable yard area and tracks to the fields. Further access to the fields is available from the lane at the northern perimeter of the grounds.

Building Plot (STPP)

A 0.15 acre potential building plot (subject to planning permission) lies adjacent to the property with road frontage. This plot has the same stunning views over the valley as the main house and has many potential uses subject to the usual permissions.
